The complex Tropiques Nord de l’Avenue Pierre‑Dupuy

The luxurious Tropiques Nord condo tower, built in 1988, has 120 condominium units spread over 8 floors, each with a balcony overlooking the atrium, an indoor tropical space with a controlled temperature of 26°C. A one-of-a-kind construction in Montreal.

We performed the repair of the roofs for blocks A and C of the building, which represents an area of 10,000 ft2, located 140 feet high. Carrying out work at such a height was of course a challenge in terms of machinery and installation. The place being inhabited, it was also mandatory to be particularly attentive to the management of debris on the site, in particular towards the terraces located on the 7th floor.

Our roof repairs, which the specificity consists of an inverted elastomeric membrane, was an opportunity to increase the insulation of the building and to install white gravel to counter heat islands. In the greatest respect of the deadlines, we accomplished our task while honoring the requests of each of the co-owners concerning the layout of the terraces and the progress of the work.

THE VORTEX BUILDING IN POINTE-CLAIRE

A huge area, approaching 200,000 sq. ft.: this type of project is rare, but characteristic of the expertise of Toitures Hogue. We therefore assigned a very large team to repair the roof of this industrial building located in Pointe-Claire.

The work began in April 2019 and required significant coordination, in order to minimize wasted time. Given the work scope, one of the challenges was to ensure that there was no falling dust and rubbish inside the building, nor water infiltration, despite the frequent bad weather in the spring.

We carried out a complete tearing of the existing roof and completely refurbished the system, installing a vapor barrier, two layers of polyisocyanurate insulation, ½ inch of wood fiber and a four-ply multilayer membrane of fiberglass. For more speed, we used a 50-ton crane and a waste chute, so that the crane was not overwhelmed by the descent of the materials. The age of the original roof (nearly 35 years) made it necessary to anticipate the unexpected and to plan the installations accordingly.

We have set up a scaffold including an internal staircase, thus guaranteeing optimal safety for our workers.
